Where: Settings ▸ Income Limits. When: every year when HUD publishes (usually April–June) — the Apr 1 Periodic Reminder.


What the table is

One row per year × AMI band (30 % / 50 % / 80 % / 100 % …) holding the limit for household sizes 1–8 for your county. Financial Review looks up the row for the project's Income Limits Year and the program's Max AMI to show the eight boxes and decide INCOME ELIGIBLE (▸ C-6). No row → blank category.

Import the new year

  1. Click Import HUD Limits [Command136]. HousingOS downloads HUD's Section 8 income-limits file for the year, filters it to the state and county on City Info (▸ B-4), and inserts the rows.
  2. If the year already exists you're asked once — Yes = overwrite, No = skip. Existing rows are only deleted after HousingOS confirms the HUD file actually contains your county.
  3. If HUD hasn't posted the file yet (download unavailable), answer Yes to pick a file you saved manually (the picker opens on the local HUD\ folder) or No to try later.
  4. Calculate 100 % [Calculate100] derives the 100 %-of-median row from the bands where HUD doesn't publish one ("Processing completed!"). Run it after each import.
  5. Spot-check: open a project's Financial Review, set the new year, and confirm the eight figures.

Manual rows

Add New Record / Edit let you type a row (e.g. a program with a non-HUD limit). Year must be 4 digits; AMI percentage is text like 50%.

Watch-outs

  • County name must match HUD's spelling on City Info or the import inserts nothing.
  • Don't delete prior years — old projects keep their determination year.
  • Users can't import; if they report "category blank for 2027", this is the fix.
